This survey is the most straightforward of the three new categories, and is appropriate for traditionally built modern properties that appear in reasonable condition. The inspection covers the main structure of the building, both externally and internally, for the purpose of identifying any repairs required. The report will objectively describe the condition of the buiding, and it's services, with an assessment on the relative importance of any defects. The survey does not include fabric or service tests, but does include advice on Energy efficiency.
This intermediate survey is suitable for a broad range of conventially built properties that appear in reasonable condition. This category of survey provides a more extensive visual inspection of the building, it's services, outbuidings and grounds. My report provides greater information, with an assessment of the most important issues, and describes the defects identified with recommendations for remedial works and future maintenance. The scope of this survey involves the forensic examination and diagnosis of particular structural defects. This category of survey is recommended for older or period properties, and is tailored to your requirements with an enhanced assessment of the identifiable defects, risks and remedial works. The report will provide an in-depth analysis of the construction and condition of repair for different parts of the building, and includes advice on potential defects, with recomendations for future maintenance and cyclical programmes. I provide the current Energy Performance Certificate, if available, and comment on the Energy efficiency rating with advice on improvements and the estimated costs. Mains services are inspected and operated, but service tests are not included.
