Level 1 Survey for Buyers and Sellers
This survey is the most straightforward of the three new categories, and is appropriate for traditionally built properties that appear in reasonable condition. The inspection covers the main structure of the building, both externally and internally, for the purpose of identifying any repairs required. The report will objectively describe the condition of the building, and it's services, with an assessment on the relative importance of any defects, with recommendations for future building maintenance. The survey does not include fabric or service tests, but does include advice on the Energy efficiency rating with the Performance Certificate and commentary.
Condition Survey (Level 2)
This intermediate survey is suitable for a broad range of modern conventionally built properties that appear in reasonable condition. My signature condition report is more comprehensive than the limited template HomeBuyer format. The survey involves a more extensive visual inspection of the building, it's services, outbuildings and grounds. My report gives clear and definitive information, with an assessment of the most important issues, and describes the defects identified with recommendations for remedial works and future maintenance. Specific Defects Survey
The scope of this survey involves the forensic examination and diagnosis of particular structural defects. Typical issues this examination will uncover include structural movement, settlement, cracking, damp penetration and roof failures. My report will identify the cause of the defects, their risks and importance, and what needs to be done in terms of remedial works, including work specifications.
Building Survey (Level 3)
This is the most comprehensive survey that I provide, with a detailed visual inspection of both the external and internal fabric of the building, including outbuildings, as far as they are accessible. This category of survey is recommended for older or period properties, and is tailored to your requirements with an enhanced assessment of the identifiable defects, risks and remedial works. The report will provide an in-depth analysis of the construction and condition of repair for different parts of the building, and includes advice on potential defects, with recommendations for future maintenance and cyclical programmes. I provide the current Energy Performance Certificate, if available, and comment on the Energy efficiency rating with advice on improvements and the estimated costs. Mains services are inspected and operated, but service tests are not included.
